Occupancy Guidelines
To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in a unit. In determining these restrictions, we adhere to all applicable fair housing laws. We allow two persons per bedroom per rental unit. For example, a two bedroom rental unit could house four people, and a three bedroom rental unit could house as many as six people.
Application Process
All intended occupants over the age of 18 must complete an application and pay the $50 non-refundable application fee. The application process usually takes 24 to 48 business hours.
- Applicants must submit a non-expired government identification and at least two paystubs with the application. Additional income documentation may be requested.
- Applications that do not meet the minimum qualifications for the rental application will be denied.
- Once the minimum qualifications are confirmed, you will receive an email with a link to verify your identity.
- After the identity verification is complete, additional background checks will be conducted, which may include reviewing credit reports, criminal history, public record, and references.
Minimum Rental Qualifications
To qualify for a rental, all applicants must meet the following minimum criteria:
Income
Applicants combined monthly gross income must be verifiable and at least three times the monthly rent.
Rental History
All applicants must provide a clean rental history. If an applicant has had any instances of failure to pay rent, eviction, or legal action related to lease violations, the application may be rejected.
Credit History
All applicants must have a satisfactory credit record. If there are unpaid debts or a significant number of negative reports, the application may be rejected.
Criminal History
All applicants must have a satisfactory criminal history. Criminal convictions and certain civil suits may result in the application being rejected.
UPON APPROVAL OF AN APPLICATION, A SECURITY DEPOSIT MUST BE PAID TO SECURE THE RENTAL UNTIL THE COMMENCEMENT OF THE RENTAL PERIOD. SHOULD THE APPROVED APPLICANT(S) SUBSEQUENTLY WITHDRAW THEIR RENTAL REQUEST AFTER THE RECEIPT OF THE SECURITY DEPOSIT, THE DEPOSIT WILL BE FORFEITED TO THE PROPERTY OWNER TO COMPENSATE FOR THE TIME THE PROPERTY WAS HELD OFF THE MARKET.
A FULL MONTH OF RENT AND SECURITY DEPOSIT MUST BE PAID PRIOR TO TENANT(S) TAKING POSSESSION OF THE UNIT.
